<p>I actually enjoy renting - I'm paying less than $1100 a month for a huge 2 bed room, all utilities included with a view of Washington looking over Arlington Cemetary. it's a great neighborhood, etc. etc. etc. I just feel guilty for not owning something. I have good friends who all seemed to buy right a good time - a time when I was slaving away working for non-profits. Now that I have *some* money coming in, there's nothing, unless I want to go to Baltimore, which doesn't make sense because the only reason I would want to own is because I'm at an age where I'm expected to own.</p><p>Wasn't there a time where people just rented forever without some sort of stigma? Didn't Uncle Bill always rent? How about Bob Newhart? And the woman with the daughers on &quot;One Day At A Time&quot;?</p><p>I'm sure if I really wanted I could paint my place. It is nice that if something breaks, it's fixed or replaced the next day. Ahhhhh...I don't know. The WV land looks like a good investment. I am VERY smitten with that house in Ohio, tho - no wonder David Chapelle moved there instead of back to DC!</p>

I was lucky to buy my townhouse in Frederick, MD for 89,000 about 10 years ago. The same shitboxes in my neighborhood are now selling for 250,000! Outrageous but they are being snapped up. The house next to mine sold in just 3 days on the market. The bad thing is if I ever wanted to move to something better in town, it's now gonna cost me $400,000! I think my shitbox is looking pretty good right about now.

<p>I wouldn't be too worried about not being able to buy real estate right now.&nbsp; I think JPMNick has it just about right, although a 20% drop all at once probably will be the exception rather than the rule.&nbsp; As the speculators get caught in the eventual downdraft from rising interest rates you'll be in a lot better shape to swoop in if you have a couple of fistfuls of cash handy.&nbsp; You should start doing your research now though (how much you can afford with slightly higher rates without driving yourself crazy with worry at how much you owe; neighborhoods you like, etc.)</p><p>The thing to remember (&amp; one that not everybody tells you) is that you wind up spending a lot more $ once you own something than you had estimated before (maintenance, insurance, rising taxes, Home Depot, etc.) so you have less money to piss away than you used to.&nbsp; It really does become a life modifying milestone so only commit when you're ready (kinda like marriage) not because everybody else thinks you should.&nbsp; The equity does build up&nbsp; over time but it isn't <em><strong>liquid </strong></em>so don't be borrowing more than you afford to pay back.</p><p>So there's some free advice from Uncle R.</p>

<p>it's tough to figure out when's the best time to buy...&nbsp; when the interest rate goes up, the prices go down and vice versa so are you really gaining anything by waiting?&nbsp; you need to really do some number crunching...</p><p>one way to look at it is you probably want to buy at a low price 'or when values are down' even though the interest rate is high because eventually the value will go up and possibly the interest rates may go down again and you can refinance.&nbsp; if you buy at a peak price with a low interest rate the value of the home may go down. probably doesn't matter if you're not looking to sell but it may affect equity or future loans</p>
